Q: Can I transfer the home title in North Vancouver before Probate is granted?

Answer : No. In British Columbia probate must be granted in order to proceed with the title transfer.

Q: Is it better to Sell before or after probate is granted

Answer : Probate can be granted in as little as a few weeks OR it can take months to even a couple of years in extreme circumstances. Generally speaking probate takes a few months to be granted. It can often be better to list a property after probate is granted. Buyer’s like the assurance of choosing a closing/possession date that they can plan around and without probate being granted there are no guarantees. This will detour some buyers, so it may be better to wait. Of course if your probate lawyer is advising you that you should expect it to be granted within a specific timeframe, then it may be ok to list while you wait for probate

Q: We are in charge of the estate sale for our parents, but the home still has the majority of furniture inside, how do we go about donating some of these things and will they pick them up?

Answer : There are several great charities that are happy to help. Some will come to the home, pick them up and even move them from rooms with the home. Others will want them left on the driveway. Some charities only accept certain items and require you to drop them off. Feel free to contact me for different options

Q: I am the Power Of Attorney for the sale and there is a fair amount of garbage, debris and things we no long wish to keep or donate that we would like to get rid of before the property is listed for sale, is this something you can help with?

Answer : Absolutely. Please contact me for reputable disposal companies. Some may require items be left out front of the home, where other companies will come inside the home and/or to the backyard to remove unwanted items.

Q: We are in charge of the estate sale but cannot be there in person on a regular basis to oversee the removal of items from the home. Are you able to let them in and out in our absence?
